Preliminary study to repurpose an existing shopping center currently designed around large surface parking lots. The new buildings are arranged to establish a series of nodes that are visible to each other and the property entrances, encouraging engagement and movement through the site. This development increases commercial density with 175,000 sf of new retail area, focusing on experience, entertainment, and dining destinations. With the introduction of 800 apartments over the retail spaces, the center would be active 24/7/365, and benefit from the neighboring transit center. Parking is relocated and increased with a new garage at the north end of the site that also serves as a staging area for deliveries .
